Three hurdles
every production
builder is up against.

01

Warranty exposure you can't see

Warranty accrual runs 0.5–1.5% of revenue1, and a single mold remediation costs $8,000–$22,0002. After closing, most builders learn about a problem when the homeowner calls.
02

Homes that look alike on paper

Every competitor sells the same finishes and energy ratings. HERS is a model of how a home should perform; buyers and regulators increasingly want measured performance from occupied homes. And buyers want the technology: 78% rate a programmable thermostat essential or desirable, and 16 of 19 home-technology features clear 50%8.
03

Rules that keep moving

Energy codes, indoor-air expectations and defect-claim exposure keep rising. A documented performance record for every home is the defense.

Home performance
diagnostics, not a
smart-home gadget.

Our diagnostics system doesn't just turn on the lights and lock the doors. It tells you what's wrong before something breaks.

A persistent, read-only diagnostic connection to every home you build: water, power, air and HVAC.

A complete system that runs the whole home, not a gadget.

Built for new construction, not retrofit. Wired at framing, no batteries, always on.

Built into the house. Stays with the house.

Your trades install it while the home is being built. The RIoT HomeVault, a mini home server inside the home, runs everything locally, so the system works before the internet does and keeps working when the internet doesn't.

The RIoT HomeVault: a mini home server with the RIoT Technology mark
  • No monthly subscription.

The system is part of the home. No subscription, no app fee, no surprise bill after closing. Just the promise of a better home and the data to back it up.9

  • Works when the internet doesn't.6

Leak shutoff, freeze protection and the optional wall tablet keep running inside the home. The cloud is a backup, not a requirement.

  • Transfers to the next owner.

The home's history, documents and settings stay with the house when it sells. Your buyer's buyer gets the same home, and your brand stays on it.

It talks to any device on any protocol, so the kit you standardize today keeps working with whatever your buyers add tomorrow.

RIoT equipped homes offer something the competitor across the street cannot copy at the design center: a house that takes care of itself and proves it.

It goes in with
the work already
on site.

The kit ships installation-ready in two labeled parts. Your electrician, plumber and superintendent install the right sensors at the right phase. No special tools, no RIoT training, no new trade.

Framed home interior at rough-in, with sensor install locations labeled: water shutoff valve, CT energy sensor and furnace door sensorThe same room finished, with the same labeled sensor locations now built into the completed home

Water, power and HVAC go in with the trades

Shutoff valves, the smart water meter, CT energy sensors and the furnace door sensor install alongside the plumber's and electrician's own rough-in work. The exterior lines are isolated from the main so they can be shut off ahead of a forecasted freeze, and kilowatt tracking, water measurement and filter life are monitored instead of guessed.

Every device in the kit

Build & understand.

Every home reports to RIoT Platform from the day the homeowner's internet is on. Four systems, one view, read-only.

Smart water management, built in

In the home

Smart water meter and automatic shutoff valves on the main and landscape lines detect leaks and freeze risk and shut the water off before costly damage occurs.

Fewer water and mold claims, and a timestamped record of every event.

Abrazo Homes

166 homes, 6 communities, the full RIoT Kit in every home4. Installed by Abrazo's own superintendents alongside the trades and white-labeled to homeowners as Abrazo Intelligence. Abrazo is co-owned by RIoT's founders5.

Your homeowners get the check engine light too.

Leak and freeze alerts, automatic shutoff, air-quality and filter reminders, and a home that stays with the home: its history, documents and automations transfer to the next owner, under your brand.

That costly
busted pipe, mold damage, utility bill, foundation crack, broken HVAC, emergency call, drywall repair
didn't have to happen.

One home. Two views.

Homeowners live in RIoT Home. Builders watch the fleet in RIoT Platform. Both read from the same HomeVault; only homeowners have control.

Hand-off at closing

The HomeVault gets paired to the home at final; at closing the homeowner signs in and the builder's view narrows to the read-only feed. Nothing to re-provision, nothing to re-buy.

Builder FAQ

RIoT installation is designed to fit your existing trades. Your electrician, plumber and superintendent install the right parts at the right phase, the same way they install a doorbell or a hardwired smoke detector. No special tools, no RIoT training, no new trade.
