Home performance
intelligence for
production builders.
Builders carry warranty risk they can't see and go blind the day a home closes. RIoT installs a sovereign home operating system in every home at construction, keeps a persistent, read-only diagnostic connection to the fleet, and turns sold homes into warranty intelligence, maintenance data and verifiable performance records. No homeowner subscription; the platform belongs to the house.
AI-ready
by design.
Every RIoT home is a local knowledge graph: its devices, documents, warranties, telemetry and history, held in the home and exposed through open standards that any AI system can read with the homeowner's permission. The home gets smarter with age, not dumber.
Integrations ship in weeks, not quarters.
New devices and services are added through RIoT's certified integration program and published to every home on the platform at once, so the ecosystem grows faster than dealer channels can.
The intelligence lives in the house.
The HomeVault has the capacity for local image detection and local video, so the AI features that matter most for safety and privacy can run in the home, not in a data center.
Guardrails
The homeowner grants AI access per scope (read, act, care); the builder's feed stays read-only; nothing leaves the home without consent. Privacy is the product, so the AI has to be local-first too.
Why now.
Warranty is a board-level line
Warranty accrual typically runs 0.5–1.5% of revenue1, and a single mold remediation event can cost $8,000–$22,0002. Today, builders usually learn about a problem from the homeowner.
New construction is the moat
The RIoT Kit is wired at framing, runs on no batteries, and is always on. Sensor completeness a retrofit can't match. It's installed by the trades already on site.
The first open, property-paired home platform
Consumer platforms pair to a person and lock the builder out. RIoT pairs to the property, runs locally in the RIoT HomeVault, speaks every protocol and opens the ecosystem to builders, manufacturers and service providers. It serves the builder's warranty P&L and the homeowner's house at once.
Every home makes the data more valuable
Benchmarking across communities and floor plans compounds with the fleet. The platform gets more useful with every home added.
The stack nobody
else has.
A sovereign, property-paired home operating system: the RIoT HomeVault runs each home locally, speaks every protocol, keeps an encrypted cloud copy, and opens the home to approved third-party devices and services. Installed by the trades at construction. No homeowner subscription.
What makes it unique: the incumbents placed their bets on a personal-account cloud (consumer assistants), on a low-cost alarm controller with no local intelligence (alarm kits), or on $35,000–$100,0007 custom installs (luxury integrators). Open platforms exist but need a programmer and technical hobbyist to run. RIoT is the first that is open, sovereign and consumer-simple, and the first that expands the ecosystem to builders, manufacturers, and more.
Why the economics work: because each home runs itself, RIoT's cloud footprint per home stays small and the platform scales without a capital-heavy data center. Detailed unit economics are shared under NDA.
Why the moat compounds: every device, partner and supplier added to the ecosystem is available to every builder on the platform, and every home paired to the property adds to a data layer consumer platforms cannot build. Ecosystem is the moat.

How RIoT
makes money.
The RIoT Kit and the RIoT HomeVault are sold to the builder and installed at the time of construction, a one-time cost per home. Homeowners pay no subscription. Optional services are available post commissioning4.
Started by
builders, for
builders.

- Warranty accrual of 0.5–1.5% of revenue is a published homebuilding industry figure, not a RIoT measurement. Source: [insert citation].
- $8,000–$22,000 is a published industry range for the cost of a single mold remediation event. Source: [insert citation].
- Abrazo Homes is co-owned by RIoT's founder and CEO Brian McCarthy and co-founder Mackenzie Bishop. It is RIoT's first deployment and is not an arm's-length reference customer. No measured warranty outcomes are published yet. The 166 homes are the deployment to date; every Abrazo home contracted after 8 September 2026 ships on the RIoT HomeVault.
